2026-2027 Home Watch Rates: Contracts have a three-month minimum. The rate for weekly service is $220.00 per month, and the rate for biweekly service is $180.00 per month. We do not issue refunds or credits for any skipped inspections or early cancellations.
Alarm Call Response & Emergency Phone Response: Our responsibility at Cape Associates, Inc., is to be the "on-call" responder for your alarm company and to be available for homeowners with 24-hour service. For emergencies that take place while the office is closed (nights/weekends/holidays), our emergency phone is (508) 255-0305. If you would like your alarm company to first contact the Emergency Phone in response to an alarm, you will need to notify your alarm company of your request. If your alarm system triggers a break-in alarm, the alarm company will first call the Police and/or Fire Department and then the Cape Associate’s emergency phone. For all other alarms, the alarm company will call the Cape Associate’s emergency phone first. In most cases, an immediate special visit to your home is not required. If it is determined that a visit to your home is necessary, we will make our best efforts to visit your home as soon as possible after notification.
Business Hours are Monday through Friday, 8 AM to 4 PM
Non-Business Hours are 4 PM to 8 AM nightly, Friday at 4 PM to Monday at 8 AM, and holidays
Charges for Alarm Responses & Emergency Phone Responses:
*For calls from an alarm company during business hours, if on-site response is required, labor will be charged at $100.00 per hour, including one-way travel.
*For all calls during non-business hours, a minimum of one hour per call will be charged at the hourly rate of $125.00, including one-way travel, if on-site response is required.
Storm Emergencies: Cape Associates, Inc. will use our best judgment in determining when and how to respond in the event of a major storm. Some of the driving factors include the safety of our employees, power outages, and the forecasted weather following the storm. Numerous factors influence the impact a major storm may have on your home, including, but not limited to, the following: regional differences in storm conditions across the Cape, weather conditions immediately before and after the storm, and the combined effect of multiple storms. If it is determined that a storm inspection is necessary, we will begin after the storm subsides and it is safe to travel.
During the contract period, two storm inspections are included, free of charge. Additional storm inspections within the contract period will be charged $100.00 for the inspection. Also, if you request a storm inspection outside the contract period, you will be charged $100.00 for the inspection. The Property Management team will be communicating with you, the homeowner, throughout the inspection process.
Under severe circumstances, Cape Associates, Inc. will begin mitigation to protect your home. For example, should access to your house be blocked by fallen trees or an extreme amount of snowfall, Cape Associates, Inc. will make reasonable attempts to secure the vendors necessary to provide access. This service is not covered under our Home Property Watch contract, and all vendors that work on your house during this period are working in good faith and with the understanding that services rendered are vital to protect your home.
Vendor Coordination: One of the benefits of being a Cape Associates, Inc. customer is access to some of the Cape’s best subcontractors. We are happy to coordinate any jobs you may need completed at your home. Because these jobs involve Cape Associates, Inc.’s resources and overhead, a coordination fee of 20% will be added.
In coordinating these services with our subcontractors, we will need to provide access to your home to do the work; these services are outside your Home Watch contract and will be billed separately at $100.00/hour, including travel time.
- With your permission, we will leave a coded lockbox on the door so the subcontractor can enter and lock up after. After the visit is complete, a member of the Property Management team will return to inspect the work and remove the key box.
- If the customer requests, a member of the Property Management Team can meet the vendor to provide access and return to lock up after the visit.
- If the customer requests, a member of the Property Management Team can stay onsite for the duration of the visit.
Customers may be liable for the vendor’s cancellation fee if the customer cancels less than 48 business hours before the scheduled service date.
Key Policy: Cape Associates, Inc. secures customers’ keys in a lockbox at the Eastham office; keys are stored in a secure location with restricted access when not in use. All client keys are assigned a unique identification code; keys are never labeled with the customer’s name, address, or other identifying information.
